Even though we are consistently one of the top agents in our market, we prefer to place our attention on provide services to our existing clients and their referrals rather than getting caught up in a "self-centered" advertising war about who sold one more home than the next agent. If our clients didn't help us by providing us with at least 1 or 2 quality leads/referrals each year, we would have to spend the majority of our time prospecting for new clients.
When we asked our clients which way they would like us to service them, it was clearly established that they would prefer to receive a higher level of service AND they would gladly take the time to be our "eyes and ears" in the outside world so that they could provide us with the names and phone numbers of people who had to buy or sell a home. This has turned out to be a win/win for both my clients and myself. Our clients rely on us to be the best and provide the best service for them and their friends so that we can have smoother and stress free transactions. We rely on our clients to help us by providing us with referrals so we don't have to waste time trying to prospect for new clients. It's a great partnership for both of us.

We believe in total client satisfaction. We will not argue with you regarding any service performance guarantee requests that you make before you sign your escrow papers, if you have the need to take us up on any our guarantees. We believe in the honor system. If you do make a service performance guarantee request, we would appreciate knowing what we specifically did wrong so that we won't make that error again (please note this is not required...however, we would appreciate any honest feed back so that we can improve). By the way, if you have any positive feedback on how we could have made the process better for you, we would appreciate hearing that feedback even if you're totally satisfied with the process of working together.
* Communications Guarantee
Once a listing has been signed or a Buyer Brokerage agreement has been signed, for each week that we don't communicate with you either via email, telephone or letter, I'll credit you $50 per week at the close of escrow.
* Transaction Guarantee
If you are not happy with my service during the escrow, simply tell me before you sign your closing papers, and we'll pay for your real estate escrow transaction coordination fee (this fee usually ranges between $300 to $500) and we'll credit you an additional $500 for you to use towards your closing costs.
* Easy-Out Listing Agreement
If you are not satisfied with the level or quality of service that we’re providing and there is no pending contract, you can cancel our listing agreement by writing a letter to me stating your desire to do so. There are no strings attached and you have no further obligation.
* Escrow Error Protection Guarantee
If we personally make an error such as if we tell the other agent or client that the satellite dish or other personal property is to be transferred in the sale, when it was not supposed to be included in the sale, we will personally take 100% responsibility for resolving the issue so that you, the client, doesn't have to spend any money or waste any time trying to resolve the issue.
* Pre-Approved Buyer Multiple Offer Guarantee
If we are in a multiple offer situation, and the seller accepts another offer equal to, less than or within $500 of your offer, we'll pay for your real estate escrow transaction coordination fee (this fee usually ranges between $300 to $500) and we'll credit you an additional $500 for you to use towards your closing costs. The reason we put this guarantee in is because we believe that, with my buyer presentation strategies, we can convince the seller to take my client's offer over other offers even if they are equal to or slightly better than the offer that my client wrote.
Please note that we believe in making sure that you are happy with our service and we want you to feel as comfortable as possible. That's why we tried to take some of the risk and stress out of the transaction for you by providing you with some guarantees that should put you at ease and also make you feel comfortable referring your family, friends and associates.
Our goal is to hold up our end of the real estate transaction process so that you feel good about the experience and hopefully, we can take as much of the stress out of the transaction for you. We rely on our clients to provide us with 1 or 2 quality leads/referrals each year and the only way we can count on our clients to continue to provide us with the referrals is to do a great job for you.
